COMMERCIAL & MULTIFAMILY INSPECTIONS
Multifamily & Apartment Building Inspections
Get a clearer understanding of your apartment property before buying, selling, or making ownership decisions. Duke’s Commercial Inspections provides multifamily and apartment building inspections to help you identify building concerns and consider your next steps.
Key Considerations for Multifamily & Apartment Inspections
Multifamily properties combine individual apartments, shared spaces, and systems that may serve an entire building. Unit access, building configuration, and maintenance history are important parts of the inspection discussion.
Individual Units & Property Coverage
Apartments within the same property can have different layouts, finishes, and maintenance histories. Discuss which buildings and units are involved in your request so the proposed coverage is clear before the inspection.
Shared Systems & Common Spaces
Water heating, plumbing, electrical, and heating or cooling arrangements can vary between buildings and units. Identify shared facilities, utility spaces, and common areas that are relevant to your inspection needs.
Stairs, Walkways & Building Exteriors
Exterior stairs, balconies, corridors, and entrances connect residents with their homes and shared spaces. Mention known damage, recurring leaks, or previous repairs and discuss access to these areas when defining the proposed scope.
Resident Access & Occupancy
Occupied apartments, vacant units, and secured common areas require different access arrangements. Property management coordination and resident schedules can affect which areas are available during the proposed inspection.

Multifamily & Apartment Inspection FAQs
Will every apartment be included in the inspection?
The number of apartments and buildings included must be discussed and confirmed in the proposed scope. Share the total unit count, occupancy, and available access when making your request. Do not assume that every unit is included unless this has been agreed.
How is access to occupied apartments handled?
Identify the property management contact and describe the arrangements available for entering occupied units. Coordinate resident communication and access requirements with the appropriate property representative before the inspection. Discuss any units or shared areas that may be unavailable.
Can my request include several apartment buildings and shared facilities?
List each building and shared facility you want to discuss, such as laundry rooms, management offices, or detached garages. Include available size and access information so Duke’s can clarify the proposed scope. Specialized amenity equipment should be identified separately.
